Labour Contract vs With-Material Contract: Which Is Right for Your Bungalow in Ahmedabad?

When you plan a bungalow in Ahmedabad, the first decision after buying the plot is the type of contract: labour contract (you buy material, the contractor supplies labour) or with-material / turnkey contract (the contractor supplies everything). Both are common in Gujarat. Here is how they compare.

Labour contract

You purchase cement, steel, sand, aggregate, blocks and all finishing material. The contractor provides masons, labour, shuttering, scaffolding and supervision, and is paid a labour rate per sq ft or item rate.

Advantages

• You control material brands and can negotiate directly with suppliers.
• Labour rate is lower — typically ₹450–650 per sq ft for structure to finishing labour in Ahmedabad (2026).
• You pay for material only as it is used.

Disadvantages

• You need time: daily site coordination, supplier follow-up and payments.
• Delays in your material deliveries stop the contractor’s work — and the labour still costs money.

With-material (turnkey) contract
